Physical Description: Thick sturdy frame. Average strength in upper half; thick lower half. Still projects to add more upper body strength. Might require some maintenance as he matures. Above-average athleticism.

Hit: Open stance from both sides of the plate. Stands fairly upright, hands at the letters with a wide base. Average bat speed. Sweet swing from the left side. Aggressive but advanced approach. Has some tracking and pitch recognition, lacks discipline and consistent focus. Extreme peaks and valleys. Can disappear in a lineup for weeks, giving away at-bats; but can also lock in and beast out for a hot stretch. Might be a slow burn, but there's signs of a potential average hitter. Grade: 50

Power: Average bat speed; decent barrel control; shows the ability to sting the ball from both sides of the plate. Modest over-the-fence power due to limited loft in the swing. Potential to pepper the gaps with a respectable amount of extra- base knocks as he finishes filling out and polishes up the hit tool deficiencies. Plus speed should help boost the extra-base hit column. Grade: 45

Field: Athleticism and instincts occasionally flash a Plus defender. Immaturity and lack of experience, however, shine through yielding a rather average glove. The game speeds upon him at times. He'll occasionally boot balls and get eaten up by rather routine plays. Overall it's likely an average tool as he matures. Grade: 50

Arm: Shows plus arm strength. Strong throws with low carry; delivered on a line; inconsistent accuracy. Plenty of arm for plays deep in the hole. Inconsistent release and accuracy push the grade down a tick. Grade: 55

Run: Plus runner. Quick out of the box; impressive second gear. Wheels are an asset with stolen bases and taking the extra hustle bag. Immaturity and aggressive nature cause him to occasionally run into outs. Grade: 60

Overall: Well rounded defensive profile with impressive speed. Some serious pressure on the bat to develop to push the profile. Should the approach and hit tool deficiencies shore up, there's a solid well rounded second division regular. More realistically, Perez looks like a solid potential utility or platoon type. Rule V eligible this December, the cancellation of the 2019 season did no favors to the development of this intriguing prospect.
